Managing a Transient House in Siargao

Siargao went from a quiet surf town to a top Philippine destination. Here is what running a transient house there actually looks like.

Siargao is in Surigao del Norte, at the northeastern tip of Mindanao. Direct flights from Manila and Cebu now land at Sayak Airport, making the island far more accessible than it was a decade ago. What started as a quiet surf destination built around the Cloud 9 break has become one of the top tourist spots in the Philippines.

Most transient houses, hostels, and small resorts are concentrated in General Luna, the town closest to Cloud 9 and the main strip of restaurants and bars.

Property Types on the Island

The accommodation market in Siargao skews small and independent:

  • Transient houses with 2-5 rooms, often owner-operated
  • Surf hostels with dorm beds, common areas, and board storage
  • Private villas for group rentals, popular with friend groups and families
  • Beach cottages, simple structures near the water, sometimes with shared bathrooms

Large hotel chains have not moved in yet. That keeps the market accessible for small operators, but it also means you are competing with dozens of similar properties in a small area.

Two Seasons, Plus Typhoon Risk

Siargao has two demand peaks. Surfing season runs from September to November, when the biggest swells hit Cloud 9. General tourism peaks from December to May, when the weather is dry and flights are full.

Then there is typhoon season. Siargao sits in the typhoon belt, and the risk is real. In December 2021, Typhoon Odette (international name: Rai) made a direct hit on the island. It destroyed or severely damaged a large number of properties. Many operators spent months rebuilding. Some never reopened.

If you operate in Siargao, disaster preparedness is not theoretical. It means having insurance, a construction plan for storm-resistant materials, and a communication plan for guests with existing bookings.

Know Your Guests

Siargao attracts distinct guest types, and each one has different needs:

Backpackers and surfers. Budget-conscious. They book dorm beds or the cheapest private room. They stay longer than average, sometimes a week or more. They care about board storage, proximity to surf spots, and a social atmosphere.

Digital nomads. They need reliable WiFi above everything else. They may stay for weeks. A quiet workspace, stable power, and a monthly rate will win their business over a property with a better location but weak internet.

Families. They come during school breaks. They want private rooms, air conditioning, and a safe environment. They book whole units or villas.

Group trips. Friends traveling together for island hopping, often booking an entire property for 3-5 nights. They care about price per head and proximity to nightlife.

The Real Challenges

Operating a transient house in Siargao comes with infrastructure problems that mainland operators do not face.

Internet. This is the single most common complaint from both guests and operators. Traditional ISPs provide inconsistent service. Starlink is becoming common among Siargao operators as a workaround. It is not cheap, but for properties targeting digital nomads, it pays for itself.

Power outages. They happen regularly. A generator backup is practically required if you want to keep guests comfortable and your booking system online. Solar setups are becoming more popular too.

Supply chain. Building materials, quality linens, cleaning products, and even certain food items often need to be sourced from mainland Surigao or shipped from Cebu. Last-mile delivery on the island is unreliable. Many operators make regular supply runs to the mainland themselves.

Staffing. The local labor pool is small. During peak season, finding reliable housekeeping and maintenance staff is a challenge shared by nearly every operator on the island.

Pricing in a Small Market

Because most properties in General Luna are within walking distance of each other, guests compare easily. Overpricing drives them next door. Underpricing leaves revenue on the table. Check what similar properties charge, adjust for your amenities, and be transparent. Guests in Siargao talk to each other. Word of mouth still matters on a small island.
