Advanced Pricing and Rate Rules

Set up weekend rates, holiday pricing, early bird discounts, and seasonal adjustments.

The wizard sets up a base rate for your rooms. But most properties charge differently on weekends, holidays, and peak seasons. Tuluyan's pricing rules let you adjust rates automatically based on dates, days of the week, and booking timing.

Pricing Rules

A pricing rule overrides or adjusts your base rate under specific conditions. You can stack multiple rules. When more than one rule applies, the highest-priority rule wins.

Types of Pricing Rules

Weekend Rate adjusts pricing for specific days of the week. Most transient houses and resorts charge more on Friday and Saturday nights.

How to set it up:

  1. Go to your product page
  2. Click Pricing Rules
  3. Add a rule with type Day of Week
  4. Select Friday and Saturday
  5. Set the adjustment: Override to PHP 2,500 (replaces base rate), or Fixed +PHP 500 (adds to base rate), or Percentage +20% (increases by percentage)

Holiday Rate charges a premium during specific date ranges. Holy Week, Christmas, New Year, and long weekends are peak times for Philippine properties.

How to set it up:

  1. Add a rule with type Date Range or Seasonal
  2. Set the start and end dates (e.g., April 13-20 for Holy Week)
  3. Set the adjustment

Early Bird Discount rewards guests who book far in advance. This helps you fill rooms ahead of time.

How to set it up:

  1. Add a rule with type Early Bird
  2. Set the minimum days before check-in (e.g., 30 days)
  3. Set a negative adjustment: Percentage -10% (10% off for bookings made 30+ days ahead)

Last Minute Rate offers discounts for rooms that are still empty close to the check-in date. Better to sell at a discount than leave it empty.

How to set it up:

  1. Add a rule with type Last Minute
  2. Set the maximum days before check-in (e.g., 3 days)
  3. Set a negative adjustment

Adjustment Types

Every pricing rule uses one of three adjustment types:

Rule Priority

When multiple rules apply to the same dates, Tuluyan uses the priority number (lower = higher priority) to decide which one wins.

Example: A guest books a room for Saturday, December 23.

  • Weekend rule (priority 1): Override PHP 2,000
  • Christmas rule (priority 0): Override PHP 3,000

Christmas has priority 0 (higher), so the guest pays PHP 3,000.

Set holiday rules with lower priority numbers than weekend rules. Holidays should always take precedence over regular weekend pricing.

Common Pricing Strategies for Filipino Properties

Transient houses typically add PHP 300-500 for weekends and PHP 500-1,000 for holidays on top of the base rate.

Resorts often double the rate during Holy Week and use override pricing. A PHP 3,000 base rate becomes PHP 6,000 during peak season.

Vacation rentals and villas benefit from early bird discounts (10-15% off for 30+ day advance bookings) to lock in reservations early.

Apartelles with both nightly and monthly products can use last-minute discounts on nightly rooms when they are close to empty. The monthly rooms usually have fixed rates.

Extra Person Charges

Beyond pricing rules, extra person charges let you earn more from larger groups. The base rate covers a set number of guests (base occupancy). Each additional guest pays an extra fee.

You can set different rates for adults, children, and infants:

  • Per adult: the main extra person fee (e.g., PHP 500/night)
  • Per child: often lower (e.g., PHP 250/night), or set to 0 for "kids stay free"
  • Per infant: usually 0

These are configured on the product itself, not through pricing rules. Go to your product settings and look for the Extra Person Charges section.
