Creating Different Product Types

How to create overnight stays, day tours, monthly leases, event bookings, and exclusive whole-property rentals.

The Property Setup Wizard creates your first product automatically. But many properties need more than one product. A resort might offer both overnight stays and day tours. An apartelle might have nightly and monthly options. This guide covers how to create each type of product manually.

What Is a Product?

A product connects a room type to a price and booking policy. It is what guests actually select and pay for. One room type can have multiple products with different pricing, schedules, or booking types.

Example: Your "Deluxe Room" unit type could have:

  • "Deluxe Room, Overnight" at PHP 3,500/night
  • "Deluxe Room, Day Use" at PHP 1,500 per slot (8 AM to 5 PM)
  • "Deluxe Room, Monthly Lease" at PHP 25,000/month

Each product is a separate listing that guests can book.

How to Create a Product

  1. Go to your property dashboard
  2. Click Products
  3. Click Create Product
  4. Fill in the product details (see sections below for each type)

Overnight Stay Products

The most common product type. Guests book a room for one or more nights.

Key settings:

  • Booking type: Overnight
  • Time basis: Per night
  • Base price: Your nightly rate
  • Base capacity: Number of guests included in the base rate
  • Extra person charges: Per adult, per child, per infant fees
  • Components: Select which room type this product uses (this controls availability)
  • Cancellation policy: Flexible, Moderate, Strict, or custom rules

The components field is important. It tells Tuluyan which rooms to check for availability. If your product uses the "Standard Room" type with quantity 1, one Standard Room will be allocated per booking.

Day Tour Products

Popular for resorts and pool venues. Guests pay for daytime access without staying overnight.

Key settings:

  • Booking type: Day tour
  • Time basis: Per slot (e.g., 8 AM to 5 PM)
  • Per person pricing: Toggle ON if you charge per head (e.g., PHP 150/person)
  • Base price: Per person rate or flat rate for the group

Day tour products are great for resorts. You can offer both overnight stays and day tours using the same pool and facilities. The system tracks capacity separately.

Monthly Lease Products

For apartments, condos, boarding houses, and apartelles offering long-term rentals.

Key settings:

  • Booking type: Lease
  • Time basis: Recurring (monthly)
  • Base price: Monthly rent
  • Lease config: Minimum term (months), security deposit (months of rent), advance rent, notice period
  • Late penalty: Penalty amount and grace period for late payments

Monthly lease products create a different booking flow. Instead of selecting dates, tenants sign up for a lease term. The system tracks monthly payments and renewals.

Event Booking Products

For function halls, event venues, gardens, and conference rooms.

Key settings:

  • Booking type: Event
  • Time basis: One-time (per event)
  • Base price: Venue rental fee
  • Event config: Setup hours, teardown hours, overtime rate per hour, minimum and maximum guest count

Event products work well for venues that rent by the event rather than by the night. The calendar blocks the venue for the event duration plus setup and teardown time.

HOA Assessment Products

For subdivisions and community associations that collect dues.

Key settings:

  • Booking type: Assessment
  • Time basis: Recurring
  • Base price: Monthly dues amount
  • Assessment config: Type (association dues or special assessment), recurrence (monthly, quarterly, annual), late penalty

Exclusive Rental (Whole Property) Products

For villas, vacation houses, and small properties where guests can book the entire place.

Key settings:

  • Booking type: Overnight
  • Components: Add ALL your room types with their full quantities
  • Base price: Your whole-property rate

The key difference is the components field. An exclusive rental product lists every room type in your property. When someone books it, all rooms are blocked for those dates. No one else can book individual rooms during that period.

Example: Your villa has a Master Suite (1 unit) and 2 Guest Rooms (2 units). Your exclusive rental product has components:

  • Master Suite: quantity 1
  • Guest Room: quantity 2

When a guest books this product, all 3 rooms are allocated and blocked.

The Property Setup Wizard can create this automatically. When setting up a villa or vacation rental with multiple room types, enable the Exclusive Rental toggle in the pricing step. It creates the bundled product for you.

Add-On Products

Add-ons are optional extras guests can add to their booking. They increase your revenue per booking without requiring more rooms.

Common add-ons:

  • Extra mattress (per night)
  • Breakfast (per person)
  • Airport pickup (per person)
  • Parking (per night or per stay)
  • Private chef (per night)
  • Sound system rental (per event)

How to create an add-on:

  1. Create a new product with booking type: Add-on
  2. Set the price and time basis
  3. Go to your main product and add this add-on to its linked add-ons

When guests book the main product, they see the linked add-ons as optional extras during checkout.

Multiple Products for the Same Room Type

You can create several products that use the same room type. This is useful when:

  • Different durations: Overnight at PHP 2,500 vs Day Use at PHP 1,200
  • Different packages: "Room Only" vs "Room + Breakfast"
  • Seasonal products: "Summer Rate" product vs "Regular Rate" product with different pricing rules
  • Individual vs exclusive: "Standard Room" product (books 1 room) vs "Whole Property" product (books all rooms)

Each product independently checks availability against the room type's units. If all units are booked, the product shows as unavailable.

Tips

Name your products clearly. Guests see the product name during booking. "Deluxe Room, Overnight Stay" is better than "Product 1". Include the room type and booking type in the name.

Set cancellation policies per product. A non-refundable discounted rate and a flexible full-price rate can be two separate products for the same room.

Use components correctly. If your product should block 1 room, set quantity to 1. If it should block 3 rooms (like an exclusive villa rental), set quantity to match the actual number of rooms.

Link add-ons to your main products. Don't create add-ons without linking them. Unlinked add-ons won't show up during the booking flow.
