How to add and manage amenities for your property and rooms to attract more bookings.

Amenities are one of the first things guests look at when choosing where to stay. A property listing with "Free WiFi, Pool, Free Parking" gets more clicks than one with no amenities at all. Tuluyan lets you set amenities at two levels: property-wide and per room type.

Property Amenities vs Room Amenities

Property amenities apply to the entire property. These are shared facilities and features that all guests can use regardless of which room they book.

Examples: Free WiFi, swimming pool, free parking, garden, security guard, elevator, playground.

Room amenities (unit type amenities) are specific to a room type. Different rooms can have different amenities. A "Deluxe Room" might have air conditioning and a private bathroom, while a "Standard Room" has a fan and shared bathroom.

Examples: air conditioning, private bathroom, hot water, mini fridge, TV, balcony.

The Property Setup Wizard pre-selects common amenities based on your property type. You can add more from the full amenity catalog after setup.

How to Add Property Amenities

  1. Go to your property's Settings page
  2. Find the Amenities section
  3. Browse amenities by category: Views, Internet, Kitchen, Outdoor, Parking, Safety, Laundry, Accessibility, Utilities, Pets
  4. Click an amenity to toggle it on or off

Property amenities appear on your public listing page. Guests can filter properties by amenities when searching.

How to Add Room Amenities

  1. Go to Unit Types in your property dashboard
  2. Click the room type you want to edit
  3. Find the Amenities section
  4. Browse categories: Climate (aircon, fan), Bathroom (private, shared, hot water), Kitchen, Entertainment (TV, karaoke), Views, Laundry, Accessibility

Room amenities show up when a guest clicks on a specific room type in your listing. They help guests compare your room types.

Tuluyan organizes amenities into categories. Here are the most commonly used ones:

Shared Categories (Both Property and Room)

Views, Kitchen, Entertainment, Laundry, and Accessibility amenities can be set at either level. Set them at the property level if they apply everywhere. Set them per room type if only certain rooms have them.

Tips for Better Listings

Be specific. "Free WiFi" is better than nothing, but guests also want to know about parking, aircon, and bathroom type. Fill in everything your property offers.

Update when things change. If you add a pool or upgrade a room's bathroom, update the amenities. Outdated listings frustrate guests.

Highlight what makes you different. If your transient house has karaoke, list it. If your resort has beach access, make sure it shows up. These details help you stand out.

Think about what guests search for. WiFi, parking, aircon, and pool are the top filters guests use. Make sure these are set correctly.
