How do I sign up for Tuluyan?

Go to the Tuluyan login page and enter your email address. We use passwordless authentication. you will receive a magic link via email. Click the link and you are in. No password to create or remember. An organization is automatically created for you on your first sign-in.

What types of properties does Tuluyan support?

Tuluyan supports a wide range of Filipino property types across four operator roles:

  • Short-Term Rentals. Resorts, transient houses, pension houses, Airbnb-style stays, apartelles
  • Long-Term Leasing. Apartments, condominiums, boarding houses, dormitories, townhouses
  • HOA Management. Subdivisions, residential buildings, gated communities
  • Events. Function halls, resort venues, convention centers, event spaces

You select your property type and transaction type when creating a property, and the system adapts to match your workflow.

What payment methods can I accept?

Tuluyan supports the payment methods most commonly used in the Philippines:

  • GCash: the most popular e-wallet in the country
  • QRPH: QR-based instant bank transfers (works across participating banks)
  • Credit/Debit Card: Visa, Mastercard, and other major cards
  • Bank Transfer: direct transfers to your bank account
  • Cash: for walk-ins and in-person payments

Tuluyan tracks which payment method was used for each transaction, but does not process payments directly. You receive payments through your existing accounts (GCash, bank, etc.) and record them in Tuluyan for your records.

How do guests book a stay at my property?

Once your property is published, guests can visit your public property page at /p/your-property-slug. From there they can:

  1. Browse your available unit types and products
  2. Select their dates and number of guests
  3. Submit a booking request
  4. Pay the required deposit using your specified payment method
  5. Receive a confirmation once you verify the payment

You can also create bookings on behalf of guests for walk-ins or phone/chat reservations.

How do cancellation refunds work?

When a guest cancels a booking, the refund amount is determined by the cancellation policy attached to the product they booked. The refund percentage depends on how many days before check-in the cancellation happens.

For example, with the Moderate policy, a guest who cancels 5 or more days before check-in gets a full refund, while cancelling 1-4 days before results in a 50% refund.

Tuluyan calculates the refund amount automatically, but you process the actual refund to the guest through the original payment method (e.g., send it back via GCash). See Cancellation Policies for full details on the presets and custom rules.

Can I manage multiple properties?

Yes. Your organization can own multiple properties, each with its own unit types, products, pricing, and policies. All properties are managed from a single operator dashboard. You can switch between properties from the dashboard sidebar.

This is useful if you operate several locations. for example, a resort in Boracay and an apartment building in Manila.

Does Tuluyan work on mobile?

Tuluyan is a web application that works in any modern mobile browser. The operator dashboard and public property pages are responsive and designed to work on phones and tablets. There is no separate app to download. just open your browser and go to your Tuluyan URL.

How do I get help or report an issue?

If you run into a problem or have a question:

  • AI Copilot. Use the built-in AI copilot in your operator dashboard. It can answer questions, help you set up properties, and guide you through features. Open it from the side panel or the dedicated copilot page.
  • Feedback form. Use the feedback and bug reporting system accessible from the dashboard to submit issues directly to the Tuluyan team.
  • Email. Reach out to the Tuluyan support team for account-related questions or issues that the copilot cannot resolve.

The AI copilot is the fastest way to get help. It understands your current page context and can walk you through steps, fill in forms, or create resources on your behalf.

Is my data secure?

Your data is stored securely and isolated by organization. Each organization can only see and manage its own properties, bookings, and guest information. User authentication is handled through secure, passwordless magic links. no passwords are stored. All communication between your browser and Tuluyan servers is encrypted.
