Creating Your First Property

How to set up a property, add rooms, create products, and publish your listing.

This guide walks you through the full process of setting up a property in Tuluyan, from entering your property details to publishing a live listing that guests can book.

Create your property

From the operator dashboard, go to Properties and click Add Property. You will be taken to the property creation form with the following sections.

Basic details:

  • Name. The public display name for your property (e.g., "Casa Marina Beach Resort")
  • Property type. Select the type that best describes your property: resort, apartment, hotel, villa, hostel, subdivision, venue, or others
  • Transaction type. Choose short-term rental, long-term lease, HOA, or events depending on how your property operates
  • Description. Write a clear, inviting description that helps guests understand what makes your property special

Operator roles:

  • Assign team members who will manage this property. Roles determine who can view bookings, manage units, and handle payments for this specific property.

Location:

  • Use the map picker to set your property's address and pin location. This helps guests find you and powers distance-based search. Enter your full address, then adjust the map pin if needed.

Amenities:

  • Select the amenities your property offers: WiFi, parking, pool, aircon, kitchen, and more. These are displayed on your public listing and help guests filter properties.

Check-in and check-out times:

  • Set your standard check-in and check-out times. These are shown to guests during booking so they know when to arrive and depart.

Your property URL is generated automatically from the name. For example, "Casa Marina Beach Resort" becomes /p/casa-marina-beach-resort. You can find your public page at this URL once published.

Upload photos

Add photos of your property to attract guests. You can upload images of the exterior, common areas, surroundings, and anything else that shows off your property.

Click the photos section and upload your images. Drag to reorder them. The first photo becomes the cover image that guests see in search results and at the top of your listing.

At least one photo is required before you can publish your property. Properties without photos cannot go live.

Add unit types

Unit types are the categories of rooms or spaces you offer. Think of them as room types: "Deluxe Room", "Family Suite", "Standard Cottage", etc.

Go to the Unit Types section of your property and click Add Unit Type. For each unit type, configure:

  • Name. The display name guests will see (e.g., "Deluxe Room")
  • Description. What makes this room type special, what is included
  • Capacity. The maximum number of guests this room type can accommodate
  • Amenities. Room-specific amenities like aircon, private bathroom, balcony, mini fridge
  • Photos. Upload images specific to this room type so guests can see exactly what they are booking

Create a separate unit type for each distinct category you offer. If your Deluxe Rooms and Standard Rooms have different amenities, capacity, or pricing, they should be separate unit types.

Add individual units

Units are the physical rooms or spaces within each unit type. If you have 5 Deluxe Rooms, you need to create 5 units under the Deluxe Room unit type.

For each unit, provide:

  • Unit name or number. Something that identifies the physical space, like "Room 101", "Room 102", "Cottage A"

This is how Tuluyan tracks real availability. When a guest books, a specific unit is reserved for their dates. When all units of a type are occupied, that room type shows as unavailable for those dates.

Use consistent naming that matches what your guests see on-site. If your doors say "Room 201", name the unit "Room 201" so your staff can match bookings to physical rooms easily.

Create products

Products are the sellable items on your listing. A product connects a unit type with pricing and booking policies. This is what guests actually select and pay for.

Go to Products and click Add Product. Configure:

  • Product name. What the guest sees at checkout (e.g., "Deluxe Room, Overnight Stay" or "Family Suite, Monthly Lease")
  • Unit type. Which room type this product uses for availability
  • Booking type. Overnight, monthly, or event-based
  • Base price. Your starting rate in PHP
  • Pricing type. Per night, per month, flat rate, or per person
  • Cancellation policy. Choose from Flexible, Moderate, or Strict presets, or define custom refund rules

You can create multiple products for the same unit type. For example, a "Deluxe Room" unit type could have both a "Deluxe Room, Overnight" product and a "Deluxe Room, Weekend Package" product with different pricing.

Review and publish

Before your property can go live, make sure you have completed the following:

  • Photos uploaded. At least one property photo is required
  • Unit types created. You need at least one unit type with capacity and details filled in
  • Units added. At least one physical unit under a unit type so the system can track availability
  • Products created. At least one product with pricing so guests have something to book
  • Payment methods configured. Set up how you want to receive payments (see Payments and Invoices)
  • Organization verified. Your organization profile should be complete

Once everything is ready, click Publish on your property page. Your listing goes live immediately at /p/your-property-slug and guests can start browsing and booking.

💡

You can unpublish your property at any time to take it offline temporarily. Existing confirmed bookings are not affected when you unpublish.
