Quick Start Guide
Set up your first property in under 10 minutes.
This guide walks you through everything you need to go from signing up to having a live property listing that guests can book. Most operators complete these steps in under 10 minutes.
Tuluyan is currently in beta. You can sign up with your email address and start using the platform immediately. no credit card required. During beta, all features are available at no cost.
Sign up with your email
Go to the Tuluyan login page and enter your email address. We use passwordless sign-in, so you will receive a magic link in your inbox. Click the link to log in. no password to remember.
In development mode, the magic link is logged to the console instead of being sent via email.
Create your organization
When you sign in for the first time, Tuluyan automatically creates an organization for you. This is your workspace. it owns all your properties, bookings, and data. You can update your organization name and details from the settings page later.
If you manage properties with a team, you can invite other users to your organization and assign them roles.
Create your first property
From the operator dashboard, click Create Property. Fill in the basics:
- Name. Your property's display name (e.g., "Casa Marina Beach Resort")
- Type. Select the type that matches your property (resort, apartment, subdivision, venue, etc.)
- Transaction type. Short-term rental, long-term lease, HOA, or events
- Location. Use the map picker to set your property's address and coordinates
- Description. Write a compelling description for guests
- Photos. Upload images of your property to attract bookings
Your property URL is generated automatically from the name (e.g., casa-marina-beach-resort). You can find your public page at /p/your-property-slug once published.
Add unit types
Unit types describe the categories of rooms or spaces you offer. For example, a resort might have "Standard Room", "Deluxe Suite", and "Family Cottage".
For each unit type, specify:
- Name and description
- Capacity. maximum number of guests
- Amenities. what is included (aircon, WiFi, kitchen, etc.)
- Photos. images specific to this room type
Add individual units
Units are the actual bookable spaces within each unit type. If you have 3 Standard Rooms, create 3 units under the Standard Room unit type. Give each one a name or number (e.g., "Room 101", "Room 102", "Room 103").
This is how Tuluyan tracks availability. when a guest books, a specific unit is assigned.
Create a product
Products define what guests can book and at what price. A product ties together a unit type with pricing and policies.
Configure:
- Product name. what the guest sees (e.g., "Standard Room. Overnight Stay")
- Unit type. which rooms this product applies to
- Base price. the starting rate
- Pricing type. per night, per month, flat rate, or per person
- Cancellation policy. choose from Flexible, Moderate, or Strict presets, or define custom rules
Set your pricing
Review your product pricing and make adjustments. You can set different rates and configure additional charges like extra person fees. Pricing is displayed in Philippine Peso (PHP) by default.
Publish your property
Once everything looks good, publish your property to make it visible on your public page. Guests will be able to see your listing at /p/your-property-slug, browse available rooms, and submit booking requests.
You can unpublish at any time if you need to make changes or temporarily take your listing offline.
